Documents to Check Before Buying a Flat in Navi Mumbai

Buying a flat is usually the biggest purchase most families make, yet a large number of buyers in Navi Mumbai still sign an agreement after seeing only the sale brochure. That is how title disputes, unpaid dues, and unauthorised construction issues surface months after possession.

The core documents

Start with the 7/12 extract or property card, which tells you who legally owns the land the building sits on. Ask for the chain of title going back at least 30 years for resale flats — this shows every sale that has happened before yours and whether any of them had defects. For a new project, check the title report the developer's lawyer has published, not just their summary of it.

Next, confirm the Commencement Certificate and Occupation Certificate (OC) from the local planning authority. Flats sold or occupied without an OC are common in Navi Mumbai's outer pockets, and it affects everything from your ability to get a home loan to your resale value later.

Society and tax records

For resale flats, ask the society for a No Objection Certificate and a share certificate transfer record, and check that property tax and society maintenance dues are cleared up to date — unpaid dues from a previous owner can become your liability.
